The countertop sized steam, convection oven combo that’s built in would be my dream appliance. Barring that a dedicated shelf for one and the actual oven can sit idle for that one time a year you need to cook 3 different things in the oven.

Im actually a Miele fan the dishwasher was fantastic up until it tried to flood out house that happens… What sucks is that they don’t sell parts directly so getting parts is a pain in the ass. Also because of low volume their techs are less available and more expensive.

You are going to be so pissed when it breaks and you have to wait weeks to get the Miele tech to come in, tell you that the part you know is broken is actually broken and then come back in 2 weeks with the actual part. All because the assholes won’t selll you parts directly,.

I wanted their dishwasher but I couldn’t handle not being able to order replacement parts and just do the work myself. Getting someone to do any service related task in Seattle is such a pain in the ass and wallet.

I laugh at the whole thing because plagiarism got so weaponized that it’s being used against the administration that like everyone else has occasion to cheat, cut corners and make citations mistakes. Most of the plagiarism that was found isn’t material to the ideas of the actual work it’s all a technical gotcha. That being said if it’s zero tolerance for the student the administrators need to be crucified to the same standard, only then will stupid policies change.

I have always argued that Biden is the wrong choice for this and at the very least he’s gotta get a new vp. Nothing is going to change isn’t a great strategy when most people aren’t supper happy with their current situation.

25-50% of book value seems to be what a lot of CRE is worth but it’s really hard to get folks to admit that. Prices can change drastically with rates and a lot of current owners are praying for lower rates. At least till the election seems like risk of hikes is low but decent chance of a cut has fueled the hopium.

Retail house prices are driving by the nesting drive so they are less in touch with reality but they will be more likely to clear with a forcing function like job cuts as there won’t be extend and pretend on the consumer side.

As for blinking my guess is nobody yet. Even though the balloon loan expires the banks have been playing the extend and pretend game on distressed assets. They will modify the loan one year at a time at previous rates to prevent having to take losses. The clearing event will occur then a bunch of regional banks get liquidated for other reasons and someone acquires their assets for 20-30 cents per dollar. Then they will sell them to you for 50 and make stupid profits. It’s a slow process and it hasn’t started yet so I don’t see how we get there in less than 2 years.

I’m In the same boat with my actual house. We looked at a house it listed for 1.1m sold for 1.25. It’s ok… For the monthly payment on that bitch I can rent a mansion on the fucking lake in Mercer island. Of course wife wants to own build equity or whatever but how much equity are you really building at 7% interest in a declining market that hasn’t accepted higher for longer is a reality with 4%+ inflation. Seems like a loser bet but it’s probably worth a couple 100k to keep her happy.

Well let’s start with where you think the entry point for you looks like. I’m thinking if you get this right you might be in for generational wealth. It does feel early though forced liquidations are not happening yet so no panic selling.

I understand what you are getting at so many recipes online are just terrible in both technique and ingredient choice. I often have found that video reviews are a lot better in that regard because they are higher effort to produce and the creator often covers aspects that don’t show up in recipes. That being said video is a really annoying format to cook to and almost always results in me having a greasy dirty phone due to all the rewinds

I don’t think there was truly much doubt that the money would continue to flow. Everything that congress does right now is performative in nature. The real legislation happens in the Supreme Court.

Guys a total nut job anyone running against trump and Biden kind of has to be. Your better candidates are sitting this one out. Or maybe or system can’t produce function candidates any more. I hope that’s not the case but I’m worried it might be. It’s sad that I’d take almost any of the recent previous wash outs over the 2 we will likely have to choose from. I dare say even Hillary.

You ain’t wrong but I’m concerned that this incumbent is coming into the primary really weak and he might have a tough time even against the extremely weak republican field. The economy looks like it might be getting ready to turn again. The rate hikes are going to bite soon enough. That’s not going to help him either unless he can kick the can for 14 more months. Ukraine ain’t going great and it’s not likely to improve by next year. The very least he could do is swap Harris for someone more likeable. Maybe pull Michelle Obama or similar to boost his odds and campaign energy. I’d put 60:40 on Biden right now but I still don’t like those odds. Trump cleared the field of moderates so only the extremes are even out there

I think I’m hitting my middle age crisis or just my annual winter obsession. I had a year where I studied saltwater aquariums, a year for bees, a short stint on bikes , gardens, lawns. I think this year I want to lean to dress better. I’m nearing 40 and it’s seems like it would be fun to play dress up and look less like a tech slob.

Honestly not even sure where to start, the internet gets deader and deader every year, so research is that much harder. If I can’t find and good forums I’ll have to dive into the backwaters of discords and time sink if YouTube. I need to find some good gay forms or something straight men tend to want to impress women, and I’m married and at this point that’s no longer a concern.

Its not a crisis yet, but it will be. If rates stay this way for 3-5 years a lot of businesses will be in big trouble not just real estate. Right now the interest rate inversion is suppressing rates by 100-200 bps because the market expects rates to come down soon. If that expectation goes away then you will be in the 10% range really quick. Its not just real estate either, a lot of business that skirted by on low interest rates but have high debt load are going to find out the hard way that they weren't actually viable. Thats why I think a bad recession has to happen soon. That being said soon could be 1-2 years because right now were riding the irrational exuberance roller coaster.

As for your building, if its worth 1.4m but nobody is buying its not worth 1.4 mil. It might be worth 1m or it might be worth 700k, but if nobody is buying then it aint worth the asking price. Take the original price multiply by .7 for interest rates and then multiply by how ever much more you have been able to raise your asking prices since the original 1m sale and that maybe close to what its worth.

That was probably the best gameplay loop in the whole game. If I could play a game where I could just capture and salvage ships forever till I finally got so powerful I took over the galaxy that would be all I do. If they got rid of that gameplay I don’t think I would go back that was the most fun part of the game. Honestly wish you could fight enemies and then salvage ships that would be even better. The only games that really scratch that itch for me are endless sky and escape velocity nova. X3 had ok salvaging but it really needed mods to make it a more viable gameplay loop.

Socialized losses. It fixes the liquidity problem because these banks deposits are 100% guaranteed but does nothing to fix the solvency problem that’s going to pop up eventually. There are a bunch of banks that are now effectively insolvent with no mechanism to force a liquidation. Moral hazard 2.0. Also everyone now pays more for insurance on fdic not doing their job.

It Makes sense. If you got a 3% mortgage locked in you loose a lot of value if you sell. You need to extract that gain, but long term rental prices haven’t caught up to actual housing prices so airbb and VRBO is your only option to extract value. If you rented out long term you would barely break even and you are better off selling and letting the 3% mortgage go.

Commercial real estate pricing is some sort of mass hallucination event. Everyone from investors to banks to developers. All the players are mostly investing with other peoples money and so there isn’t a force that naturally check prices back down to reality. Right now we’re in phase where wile e coyote has run off a cliff but hasn’t realized that it’s time to fall, but it’s going to happen eventually. Someone will need cash, have to sell and price discovery will happen.

I’m not really surprised that it’s happening but I do find it interesting that it’s happening now. Like you said the world bank has been doing this shit forever and now the Chinese are doing what they do best, copying what we do. What I find insightful about this article is that we’re 3-6 months away from major defaults in a number of developing nations, which probably means we’re 9-18 months from a few more armed conflicts popping up.

At that point the Chinese might get an opportunity to show off all that military tech they have been ripping off us and buying from the Russians. They are kind of due for show off force “peace keeping” demonstration as their capability has gotten quite impressive and they probably needs a practice run for Taiwan.
